A non-renewal of lease because you want to work on the place is a peaceful way of changing out tenants.

My plan to have two properties a year to build a portfolio of 20 over 10 years so that I can retire peacefully.

Offering a loan may be the only way to keep peace between us but I also want the first ROR if he pays it off and then decides to sell.

@Mary Jay it is possible to build a lot of wealth in real estate a relatively short amount of time (3-7 years) but it takes a lot of knowledge or education, dedication, and eating, breathing, and sleeping investing in real estate, and it helps to have money to start out with.
