pex

It depends on jow much it is, We have used pex out here in N.Cal for the last 3 years and they still dont let you use it in parts of the bay area, if you are going to do the job yourself then then tool you will need will cost more in $ than all the material and time it would probably take you to do it in copper- I like the pex when used with a mana-block ,meaning each run is a home run, otherwise to me it looks like a drip system.I have never seen either fail, but on one job we were at, the mice were eating through the plastic (they could smell the water I guess.)

Granted it might only be their best guess but it is better than your best guess. If you want to bring in an investor you need a clean plan that shows what will happen when, how much it will cost and how to manage the over runs that always happen.Work hard on getting a good looking package together.

Q: for the Pros/Vets

I (the site's founder) was sick of trying to get good information about real estate without feeling like some course or program was being shoved down my throat when I was on some of these other sites. We do carry some courses and materials, but will only do so after a review of its quality or worth.

The level floor makes the material feel much more sturdy and of much higher quality.I would use the floor polisher/adhesive remover (posted the link, it was the second link in my first post).

The smells themselves can get into the building materials and could cause a complete tear out down to the studs.

Hi! New Investor considering section 8.

Section 8 is potentially great for cash flow from day 1 but you will need to put 20-25% down on pure investment properties with most loan packages.

Create a spread sheet/binder to track finance/paperwork, make sure utilities will be in my name, call and set up insurance, and start getting ramped up for hiring subs/ordering long lead time materials.

Tenants are rough on houses so get bomb proof stuff if you can.Something I read to save on materials is: buying coupons for 20% online before making a big purchase.
