Would this make getting a DSCR loan easier as a newbie, if the numbers are right of course.

Of course, the sample agreement could come with the obligatory warning about contacting your local RE attorney and checking the agreement with state and local laws.

And of course we did normal things like new flooring, lights, electrical, kitchen and bathroom upgrades.

Of course that statement assumes a lot of unstated variables, the availability of the next deal, your income being sufficient to support the purchase in the future, your desire to live/purchase in that area later, future availability of lending, future availability of insurance (that's relevant to a lot of areas right now).

AirDNA is a 5000' view and the more supply in your market the more data it will be able to give you which tends to be more accurate, but it is risky to purchase just on AIRDNA data alone.In Salt Lake, which is my market, I help clients show the earnings of my own properties and the properties I manage (with approval from an owner of course)  so they get the most accurate represenation on what similar properties are earnings.

CFRI (Central Florida Realty Investors) is offering a course this Saturday for Tax Deeds & Liens.The course is only offered once a year and is taught by Sandra Edmonds.

You will have to pay them of course, but you will know everything about the house (good and bad) and everyone can deal with the real facts....
