How does this 3-different options offer look?
26 April 2024 | 2 replies
The payments typically are 1-3 years (but there's no real standard) and don't have additional interest added.Asking price: $280 Million (different currency than USD)Last year's asking price $250 Million (we assume the price increase is because of inflation)The owner doesn't seem in a hurry to sell and when we asked if he'd negotiate last year at $250 million he said no.I'd like to offer the following 3 options to see if any of these work for him:Option 1: 250 Million upfront Option 2:140 Million upfront130 Million in 6 months.

Is it a bad idea to buy a house with squatters
30 April 2024 | 9 replies
The squatters institute a dynamic that you cannot accurately budget for, so I would be very, very conservative with any offers.

What do I need from the tenant to do a proper screening?
29 April 2024 | 14 replies
It really comes down to what specific documents you need from the tenant that you'll feel secured and comfortable of renting it to him/her.The typical criteria would be credit, background check, renters insurance, first + last month of rent + security deposit.

Neighbor refusing to move camera pointed at STR pool

Last I read about this issue, its been challenged in courts and I'm guessing their home owners insurance doesn't want to be embroiled in this; this gets into privacy laws, and it will depend on state specific laws but also could fall into harassment or even voyeurism.
