I do not let tenants paint.

At SXSW I saw one of their people and they said they will have the ability to get bids on jobs like cleaning, painting and such soon - I assume this is how they make money. “ Ben TravisPros: they are new and offer free operations for landlords and tenants Cons: new company, not mentioned on BP much Cost: “We get paid by service providers - like insurance companies, plumbing companies, screening companies, A/C and heating, moving companies..... oh you get the idea.

The perfect example is paint.

We have all the construction material I have a storage place that is heated with all building materials and tools extra paint and a lot of stuff.

It needs to be ripped up and the plywood underneath needs to be "painted" with that kill stuff because the previous owner had dogs and it smells bad in the house. 

Neighbor's shed demolished by our tree, ripping up cement in a 1910 home to figure out why the cellar basement has been clogged since Truman was president, painting a fence because the neighborhood complained to the city that it was eye sore, replace a balcony rail on a half porch because a 100 year old tree used it to conveniently break its fall (at least that was the only damage it did).  

I am running numbers on what it will take to tidy the place up, paint, and furnish it.

is it just cleaning or does it include small repairs like patch holes in the walls and touch up paint?

I'm not 1099'ng them..... 

I've also used bondo before and spray painted it with appliance epoxy.
