I could go to a nearby town called Brodhead and buy duplexes there for 60k, put 10 into them and have 70k all in if need be, I will do my first deal, see where that takes me, I appreciate it, I think this is a good plan and I know I can acquire most if not all of these properties in the next 3-5 years.

@Don JacksonYou can't draw the conclusion that no families would rent there because a) as has been pointed out in Milwaukee there are voucher programs and open enrollment, so some city kids can to go private and suburban schools b) for a long time MPS has been busing kids all over the city, so they may not go to the geographically close school c) even if they were going to a nearby bad school, some families simply don't care - obviously some families are sending their kids to bad schools
