Of course, this yield, while strong, may not move the needle enough if the overall basis on the initial acquisition is "too high", so there needs to be a current yield calculation on the whole property.

Once we wanted to build the ADU, and we moved out, I acquired a construction loan.

I would either sell the units to avoid moving them and maybe make a little profit and use the lots to rent for 300-400 per month or rehabs the units and rent out for 800-900 per month. 

Very very very rarely are there nice beautiful move in ready homes or land available....it can happen, but rare.Also think about how long you will have to hold it and what the cost of holding it will be. 

Using private money to cover Subto's entry fees is a smart move to grow your business.
