I think that is a possibility for this tenant, but probably more likely would be a young professional couple with no kids, a couple with kids at Porter Gaud, a medical doctor at MUSC, or the law school, or a group of three C of C kids.

The existing tenants are long-term and consist(ed) of a pharmacy, medical clinic, dentist, law firm, bail bondsman, and 4,000+ of vacant space.

@Mike Flora  I grew up in the land business  and my dad and other agents who sold land knew how to sell.. its an art form.. and those that perfect it will kick butt on those who have Zero sales skills.. its all choreographed.. from ringing the door bell not at 2 minutes to the top of the hour but within 2 seconds of the top of the hour.you wait if your appointment is 5pm you have a very accurate watch you wait in the car you knock on the door EXACTLY at 5pm... you try it and you would be surprised how many people will say..

How drastically do they differ, what are some of the most transferable skills between either? 

In order to sharpen your skills, get used to the language of the exams online crash courses like compucram organize the data in a highly efficient form , practice questions, flash cards, vocabulary data is designed have you quickly absorb what you learned.

Also have a wood skill saw, metal skill saw, hand planer, jig saw, finish nailer, band saw.

No credit or capital, you need more knowledge to apply management skills and no guru is going to teach you the real knowledge to success, in this area, they sell hopes and dreams.

So if you are truly considering paying down your primary home mortgage as a good alternative to investing in real estate, then you need to hone your investing skills and deal finding skills more before anything else.  

I wasnt born this way, I went from zero skill to handy over the years...although I was forced to because my dads a hardass...in a good way haha But if its a cosmetic flip like mine, I would suggest diving in and do what you know you can do and for the things you cant, use the internet, this forum or you tube.
