And it's good that you can always return to long-term or mid-term rentals if need be. 

I do not want to change the loan terms, only the % interest rates. 

For the first 6 months I ran it as a Airbnb after that I converted it to a long term rental.

Before long you'll know a bunch of the local players and won't need to share unless you have trouble selling to your list... and then it will continue to grow. 

Have a few lenders currently that will loan 100% of the purchase price and rehab, as long as the total loan is below 75% LTV.
