Primary home buyers suffer from the same logic- "I want to sell now, because I have $XXX in equity, that's a ton of money!"

We can use a whole lot of logic and experience to drive the correct traffic however it is purely a funnel building process at best.

Yes, exactly, the logical response to unethical behavior is to help someone else do it instead.If your behavior is so faultless, why don't you go discuss it with the Real Estate commission?
