My brother in a C+/B- neighborhood about 5 mins from this location had $1300 rent for a studio.. yes a studio.  

If you buy in a great location, you can always get roommates or Airbnb (subject to local rules).

You might want to check out the area if you're interested in a quieter, more relaxing location.
