My experience has been that homes cut up into units may or may not be legal in any given community.

The loan would still be in there name, but you would have legal right to the property.

@Jake Langley The note needs to be 120 days delinquent before you can start FC (record the NOD).https://www.nolo.com/legal-encyclopedia/nevada-for...Before you record the NOD, however, you need to send the borrower a breach letter, which is sent out at 90 days delinquency.

The HOA had tried unsuccessfully to get insurance to pay for repairs, but insurance has denied the claim.So my question is whether or not this is something that should have been disclosed legally, or whether it is simply a case of "buyer beware" and now it's my problem to deal with $$$$$$$$$$.Anyone have insight?

Legally, you don't have to report it, but showing the taxable wages would solve the problem.
