A couple of the developers have been Assisted Living Facilities.He is wanting to see if there is some way to lease his parents land to one of these developers, so his parents can either retire to one of the Facilities, or provide them with a monthly income so they can live in another one.

I've called a couple current and former landlords in the neighborhood to get an idea of what their properties rent/rented for, but one didn't remember and the other didn't answer.I assume 10% for PM and included that in my expenses to get to my FCF.I didn't use Zestimate - I used actual sold comps as close as I could get to the area with similar sq ft (<1000)

I'm sure other landlord are having to do same.. it keeps tenants aware they have to license and keep cars operable, nothing makes a property look worse than a dead beat car.2.
