i just called the village in my town & told the lady I'm bidding on a property & asked for the address. emailed to me in a couple minutes. i've gotten 4 reports that way - WITHOUT filing out any forms.A lot of these govt workers are doing repeated, menial jobs & are bored out of their minds. if you can carry a 5:00 conversation with them, they'll be glad to break up their long day.

I'd recommend them in a heartbeat and you can let Nancy know I sent you. 

Did not expect that, did not even think about checking that.That and what I was told was a good roof by the home inspector the lady we sold the house to said the roof was old and needed to be replaced.

Yeah @Joe Splitrockthe seller was an elderly lady who had owned the property for years.  

Also I would love to hear how you guys/ladies got into your first Commercial/multifamily property.

The lady who answered on the IRS side only gave me 2 sentences and I mentioned the word 'rental' property... she said 'STOP RIGHT THERE.

Specifically a lady name Dellene who we really like.

I just scored a property at 58% of its market value", when they're also could be saying "I just swindled a nice old lady out of her life savings for a down payment on my new Lexus". 

The former owner is really a nice lady (she has been the only one living in the property) and has been heavily involved into leading and notifying us the neighbors re: our next community meeting about safety and many other various things.
