Beware of these types; a number of years back I had an application from a desperate somebody who had nine landlord tenant filings (AKA eviction filings), and when I contacted them to inform that I would be declining them, they replied it is OK because they found a place that would take them.

If inherited, they would have a new tax basis and little or no taxes (which would be preferable except that means granny died, good for taxes bad for granny) but since you said a Quit Claim Deed was involved it's unlikely it was inherited.

If it's an RSO they should have to file something with the city for evicting you.
