I wouldn't worry much about the discount, I've bought and sold plenty of houses from other investors where there was real meat left on the bone.I'm almost all flips now and if I had one like this I'd prob pass it on before throwing good people out of a house they love just to make a few bucks.

My son has been severely disabled since he was a small child [he is 20 now] My husband and I spent hundreds of thousands of dollars looking for a miracle cure.[ now broke or would be doing more for him] We thought we had plenty of time to figure out how he could have a good future despite his disabilities.
