Anecdotal experience says most problems have arisen when the Insurance sends a insurance policy to Lender with a new owner named as the Insured.

Hey fellow pocketers, so I’m officially pre-approved by two lenders which I will most likely go with USAA since not only is the rate cheaper but it lowers my car insurance but that’s another story.

if the buyer does not require title insurance just prep the deed yourself.. meet at the bank have them hand you cash and you hand them the deed and let them go record it..
