Just had to provide deed to prove I owned property, proof of insurance, and get an appraisal (which I got through the bank.) 

Anecdotal experience says most problems have arisen when the Insurance sends a insurance policy to Lender with a new owner named as the Insured.

Hey fellow pocketers, so I’m officially pre-approved by two lenders which I will most likely go with USAA since not only is the rate cheaper but it lowers my car insurance but that’s another story.

if the buyer does not require title insurance just prep the deed yourself.. meet at the bank have them hand you cash and you hand them the deed and let them go record it..

Sometimes you are better off just getting Umbrella Insurance.

You may want to take a close look at your insurance on the home as well as your legal entity holding title (LLC, etc.)

This cash flow will be wiped out on your next property tax or insurance premium increase. 

Inspector, appraisal, closing, getting insurance.

Replacement value (as shown by your insurance bid) is often in the 200's for a SF and sellers would be happy to ask that much for their properties, but neighborhood issues dictate a steep discount.
