I charge an hourly fee for late check-out (or early check-in) and set the maximum at 2 hours.  

Check the neighbourhoods around the city centre: La Saidia, Patraix, Les Corts,...Buy as cheap as possible, if it's for long term is better to buy a property without elevator, but with some space to be installed --> 30-40k maximum. 

I used to charge $300 PET FEE for new tenants.

He installed some windows for me and probably can repair them as well.

Per our written policies a late fee is added on the 5th and if no payment is made by the 8th we post a 10 day notice.
