Painful at the time but…..What a great learning experience!

I think it's mostly from not having the pain of "wasted" marketing dollars.

The slowdown of lending is what causes all the painful aspects of a recession.What about foreclosure?

Making friends with local investors to know which are the better HMLs can save you $$$ or pain, or both.Agree with you fully that getting a real estate license is a great start.

Your experience and pain tolerance is what you need to look at.  

 (3) The only significant pain/cost going forward is the additional complexity and cost of filing another set of tax returns for the LLC (1065 and related forms).

Dealing with people, any people, in any business comes with its fair share of pain-in-the-*** moments.

As far as carpet as long as it was cleaned and shampooed prior to move in then it is, as in, as is condition and you are not changing that.. it if has stains that didn't come out.. then you let them know the carpet condition was noted and they won't be charged for that stain.. get it done,, it's reasonable and programming garage openers are a pain so plan on googling the instructions for that.. 

Increasing your employment income and diligently saving for 1-2 years may be the  easiest and fastest route to achieve your immediate goals.Short term pain for long term gain.
