Tax rates are very high level, so you will want to adjust that as you pick a more specific location to model out.  

So your rates will be high and term short.Good luck.

If you can't keep control of your personal finances, you are highly unlikely to succeed in real estate investing.

Highly suggest attending local meet ups and picking everyone's brain at those events.

Or in other words, the rent received from house hacking would cover our housing costs (mortgage, property tax, insurance, repairs, utilities).Upon research however Oahu seem to be a high cost and low cap rate area similar to SF where we currently live.

From there you have the various stages of conversion rates, so if you are relying on ONLY mailers expect something like 0.001% conversion rate of mailer to completed deal, maybe that high.

Unless you are in a high-crime area, I see no justification for cameras on the property.
