I want to start as young as possible so I can have more experience and live more of my life.

I have heard the average life of water heaters is approximately 15 years so we are nearing the end of its life.

It is not healthy or smart for us to wallow in our disappointments.             

(You'd be looking for the needle in the haystack with lots of active participation on your part to find them. )As I'm sure you've discovered, there are many markets around United States where you can achieve favorable rates of return and be in a healthy market and in desirable neighborhoods.Working with a professional to help you identify those markets in neighborhoods would be my best advice.

I just want to make good decisions going in to better set me up for later in life.

I live in Sacramento but have family in San Diego and would love to end up down there later in life.

Per seller, the HOA has pretty healthy cash reserves at this time and it looks like the buildings have been well taken care of. 

My father sold cars all his life (retired) and the last 10 years or so selling told me that if they (the dealership) didn't sell cars to people with wrecked credit and horrendous scores, they wouldn't sell any cars, period.
