@JD Mims,I haven't experienced this situation personally, but I did tour a property which had a shared coin-operated laundry room.

Reason why I say it is a good deal has to do with the homes (Post Rehab they will appraise at $250k each) but mostly it's because of the business model I follow, rent by the room.

Even someone who doesn't want to take a capital gains hit will not find this attractive since there is little room for a market drop. 

Maybe consider renting out your mobile home for income and buy a house hack that you can rent rooms.

My wife and I bought our first property (primary) back in June 2020 in LA.We are now thinking of buying another property as a 2nd home in San Diego, since my job is relocating to SD (while my wife still works in LA).We are looking for a SFH where I get to use/stay at one of the rooms and thinking of renting out other remaining rooms.If we start getting rental incomes from the 2nd home, does it automatically make it as an investment property even though I would live there for more than 10% of rented times?

I could see some of that decor for your own kids but aside from the game room I think you do over target a specific demographic with that kind of decor.
