Most mass shootings do happen at soft spots but most shootings at apartment complexes seem to be suicide, drug & gang related every situation is different. 

As a handyman investor myself, I tend to take my own guys when I have a team working for me to the best sushi buffet in my immediate area, which is actually a lunchtime hot spot for a lot of local teams.

Jay is spot on, for me to come in and drywall one room and be worth my time you're looking at $3,000-$4,000 (which is ridiculous).

The Rehab loan will be based off the ARV not the taxed assessed value.Just make sure your numbers are spot on or else you could be in trouble down the road.
