If they lied about having an animal when they applied (or virtually any other lia on their application), I would terminate their lease due to lying to get the unit.The goal is to make it harder for a tenant with bogus ESA to rent our unit than it is for them to rent from another LL that does not require a petScreening.com profile or does not explicitly state tenant is responsible for costs associated with placing unit back into pre-animal state.

Before you waste the time showing them your units make sure to pre qualify them first, Even after you prequalify them, they may still lie to you.

If a Tenant is problematic, give them a written warning that all complaints must be by email and that you will not respond to unfounded complaints.I disagree with Brandon's advice to lie about your ownership.
