Hey @Justin O'Malley, in looking back through some of your posts in the last two years, it's clear that you are determined and want to get the ball rolling on your real estate journey.

If you structure it so you basically finance the entire rehab and purchase with no money down, no hoops to jump through, and you dont have front or back loaded points, thats a golden ticket.Any HML is going to want something down, they'll scrutinize the deal, maybe charge you for services like processing, credit check, appraisal, inspections, etc, want to see financial docs.

@Casey Powers my property management  ( golden west) gave me the comps for that area and so did my realtor, also I checked in like to see what the rents were in that area and they came back higher then 700.

That training isn't necessarily cheap but worth it if applied correctly and once you get the ball rolling. 

I'll try the commercial departments next just to get some ball park numbers.
