Having someone hold me accountable makes me strive for more and progress over perfection every single day.

It's a numbers game so don't take personal. 

I've been flipping, buying/holding, creative financing, etc for 24 years and can tell you that most people who come to me after paying a guru $25K to $50K have been terribly disappointed once their money is gone and they have nothing to show for it. $25K will buy you a lot of marketing.  

I do have a holding LLC formed, but I went ahead and formed another LLC under my holding so it maintains its status as a holding llc.

Both recommended a Wyoming Trust over a Holding Company over each LLC (ideally one per property).

It will take longer and have more holding costs.

Instead of 6 months of work and holding cost we have it rented in 2 weeks and I let apprciation generate the equity, which is frankly something we did not have much of in the past.

There are plenty of nonQM products that have no seasoning period for the refi that will have much friendlier terms for a property you are going to hold and rent.
