@David Torreggiani Hi David I have a fundamental comment that has more to do with the calculator itself.The report seems to be conflating COC with ROI.My understanding is that COC reflects the return on EQUITY and ROI (Return on Investment) reflects return on total project cost.No small distinction

BP just released an article addressing the current interest rates…it’s a pretty good perspective that basically ends with, “yes”, continue to invest if the fundamentals of the investments are still good with whatever price and rate you are quoted.

Even if the rate goes up to 5 or even 6% that doesn't really change the monthly payment enough to quell the demand of a hot area with good fundamentals, IMHO.

:) Seriously, though, we like the fundamentals of the area (lots of business, university, hospitals, and strong rental market), but I would rather try to BRRRR than buy a property the old-fashioned way.

Denver rates are up approximately 20% in 2021, so a 5% increase doesn't keep you close to market.I would scour the web for comparable properties and see what's out there.
