What about the value of "hoods" as a RE investment and as a human potential?

I have an offer at full price the next day but am running into issues and questions from the real estate agent and buyer as neither of them are familiar with wholesaling. 

A little about me is that I'm new to investing but have years of experience in the commercial general contracting world which is what I currently do full time in D.C.

Put what's owed in writing with a serious note for filing next month not accepting partial payments if the balance isn't paid in full.

If he had full coverage his auto insurance would have covered it but it was an older vehicle and he only had liability.
