Fourth, if I wasn't a CPA, I'd likely look to hire out the tax prep/planning and the accounting work as it can become complicated as you add entities which only further eats into my annual cash flow.

Having a commercial triple net lease puts most responsibility on the tenant to take care of anything that breaks inside the unit and the owner just needs to collect rent checks and take an email or phone call per quarter.
