@Babek Sandhar I remember a post you did a while back that predicted this crisis mirrors the Great Depression.

Or we could list at X price on the MLS and try to predict the net to them and Days on market.  

But I think it will normalize appreciation levels soon as UCLA predicts.

There will be costs that come up regarding home ownership that you may not have predicted.   

Market appreciation is something you cannot control or even predict that well whereas cash-flow is much more controllable based on how you manage the property. 2.

I don't live in that area, but I frequently attend the State Fair of Texas and other events in the area...including the annual Texas/OU football game at the Cotton Bowl Stadium.Dallas voters recently passed a new bond to invest additional moneys into the Fair Park to continue to have it serve as an attraction for in-town and out of town visitors.
