Beyond this I knew we needed to stay pumped and motivated cause being an entrepreneur those 12-16 hours days can begin to feel heavy so motivation is so key. 

If that's the case, what are some of the screening techniques I can use to have a warmer and fuzzier feeling that they will pay me every month.

I have not done "cash for keys" as this feels like extortion to me. 

Some may feel my numbers are highly conservative, but I'd rather not be cash flow negative at the end of the day.When does the lease for the current tenants end?

Only down side is sometimes neighbors feel inclined to call you about every problem but for the most part has been a cheap way to market my services in buying houses. 

I spent a lot of time on roofs in my younger days, I just don't feel it's worth the risk now.Our long term goal is to generate enough passive income to at least match the current combined income of the wife and I.  

Our current flip is in a different market and is taking a bit longer to sell, but we had a feeling that might happen before we purchased it.
