after calling them literally every day (not an exaggeration) for an update, i resorted to calling the service rep that came out directly and only with him on the line and three-way calling HMS with me on the line using his service professional portal did we get the answer that they claimed they completed the replacement and closed the file.

During the inspection we did not find signs of water leakage but I will be able to see more when I remove the wood tomorrow, so am not ruling that possibility out completely.

Does law require TDS/disclosures made before Buyers inspections?

. :)Obviously not in SELLERS or BUYERS best interest with that move... but sometimes delays happen I guess.I would think if there isn't a law or code stating when the TDS is required to be completed and presented, then it would be in BUYERS best interest not to start the inspection period timer until the TDS is received.

If you dont know the market well enough to make a reasonable low offer and that you have to rely on your realtor completely then you need to do just that.

Once these are complete you take title to the new improved property (or the LLC holding the property) completing your 1031 exchange and using exchange proceeds for both purchase and improvement of the new property.As you can imagine improvement exchanges are a bit more complex and expensive.
