Saying this I don't mean to bring any fear to you, but I would recommend putting your cash in more places than one so you are making a safer investment and not laying all your eggs in one basket. 

When violence is involved or someone has grounds to fear for their safety (e.g. stalker), then you have to let them out of the lease.If the husband is already gone, then the wife is the only resident and any refund would go to her.

My only fear is if the casita is too small it wont bring in enough rent. 

It is not fair to him that you are starting off the relationship with that expectation and if you fears turn out to be true, you do not want him to have any control over your investments.

I like how tech is moving to Austin, I think there’s a lot of opportunity there but it is super competitive and I fear I’m already getting priced out and can’t compete. 

I don't have fears, but I'm definitely discriminating.

Simply put, people don't take vacations when they lose their job or fear loosing their jobs.

My only fear is I might continue to save up, but property prices and mortgage rates will also increase so is it really worth it to sit and wait? 

If I invest + finance before financing our home, I fear that it would alter our credit, making it extremely difficult to secure financing for our new build.
