Wanted to highlight my favorite neighborhood right now for both sales price appreciation and rent growth.

If I knew of a secret spot, I wouldn't talk about it on a public forum and educate my competition.

As far as location, it's is a prime spot for accessing central Austin and the airport.

Hey David, This is spot on.

Specifically, there are a few sections where all of the preliminary work is done and the land has been subdivided with all utilities in place which is my favorite sort of land to go after. 4.)

@Jennie Berger It sounds like you are in a pretty good spot with this institution then. 1.5% is on the higher side of normal (depending on account size...smaller higher fee, larger lower fee).I would really advise against annuities if they are pushing those.

The B- to C+ blend is a sweet spot in the suburbs.Not a ton of Multifamily inventory but they're out there to add to your portfolio. 1%-1.5% deals usually.

As usual, @Joe Splitrock, your advice is spot on and the clear voice of someone who has actually done these things and can speak from experience.  

(we have to get the 2 old dogs of trailers out of there first) We can literally pick the ones we want for the spot.
