Why would I let the HML loan me $65k at 12% when I can get the rehab portion financed under more favorable terms is what I'm thinking.

Higher HOA fees can kill cash flow but for building equity and having a place to launch from, here might be a good fit. 

So we would be taking the home equity.

I know all about the basics, for example terms like equity, expense, income, cash flow, escrow, appreciation, ROI, ARV, OPM,  and other things like that.

This happens every cycle and It holds true for equities as well.

Main reasons are the technology, learn/do/manage from anywhere in the world, powerful lead generation program, good commission splits, equity program in the company.

@Lynne MacFarlane it seems to be near unanimous that referrals are the best gift, followed by favorable online reviews, then gift cards.

Does anyone know of any lenders that will look at an equity loan / line of credit on a personal storage garage?

I bought the first property 10 months ago, and thanks to the education I've received on BiggerPockets I was able to use some of the equity on the first deal to buy the second.The first deal was a grand slam.
