Furthermore, our weightings are not globally fixed, but will vary depending upon the area:  viz. a 3, or 4-bdrm flat gets a higher weighting in universityville, than it would in the areas where young professionals are the target clientele.   2-bdrms in most of our areas are the baseline (weight 1) and the others are deviations from that point.

I'm a big fan of multis myself, I currently live in my 4-plex and can't recommend it highly enough as a first investment if you're looking to buy and hold.
