Great question....my answer is total guess vs expert response, but I don't think you probably gain much if anything by doing a cost seg on a single family house with long term renter. 

Would you happen to know if they insure 2-4 units with short term rentals?  

This is my market but I focus on long term rentals with SFR and small multifamily.
