If you leave your baseboard heat in place the tenants will have their choice of the best heat that works for them as hot air rises and if you're feet feel warm then you feel warmer, but the heater in the mini split could be on as well if they needed more heat4.

Also, after a flood the flood maps get rewritten so even though you can cash flow with flood insurance this year it doesn't mean that your rates won't rise next year or the year after, plus you'll have to calculate in a lot more for capital improvements and repairs each year because you know a flood will happen again.

That school district is so desirable that values there will continue to rise, and will recover quickly even if we have a small correction in the next couple years.The potential problems are that you aren't experienced, so your estimate of $20-30K reno could be right on the money, or it could be way off.
