Hello here new upcoming wholesaler from Houston tx .Done my research, attended events to gather more tools and knowledge .READY TO TAKE MY FIRST STEP TOWARDS THESE DEALS.

I recently teamed up with my friend Blake, who is a CPA working in the Memphis area, and we are ready to start investing!

Recently Baton Rouge has had what they call a 500 year flood and I would really like to rebab some of these homes that are coming onto the market from that event. 

I would agree with @Chris Muller Kelowna is a great market for investment, it is getting more competitive but we are still able to find deals that meet our requirements. 

Also, I'm a little skeptical of buying any rental properties right now, because we are pretty much in the top of the market cycle.

We are actually in the process of downsizing and moving into a duplex we purchased.

And on my subdivisions I am currently building I do not record CCR's or create a HOA.. its only mandatory if we do a PUD... since I am building all the homes and ( praise the LORD almightly ) they all pre sold we are in and out of 27 homes in one year.. and I just leave the folks to self govern themselves.. there are actually a lot of buyers ( at least at these price points starter homes here  350 to 400k) that prefer NO HOA

@Matt Brechting sounds like we are peas from the same pod, just separated by a few years!!

We are under no false impressions regarding the amount of work involved and the bumps in the road ahead, so I greatly value anything I can learn here.
