.-  Family friendly and decent schools- Within 1 hour of a really good children's hospital and an even closer decent ER.- Within 1 hour of an airport- Low taxes!!

Additionally, to pay an additional $3 per unit to get it in 2 days is a nonstarter.I have found Cozy to be extremely landlord friendly and many of the issues raised in these threads they address (i.e. automatic late fee).

I don't know what to do at this point, so my friend thought maybe someone here would be kind enough to help me out.

State Farm also keeps all the loans they originate so they are more user friendly due to the fact they are creating a long term relationship vs. simply immediately selling their finished product on the secondary market.

I agree 100% with Dave Foster; in fact I used t have a friend from Salt Lake City who before he passed away had a company he named HAB; Highest And Best.  

One thing I don't like about doing this in NY is that most NY laws are more tenant-friendly than landlord-friendly and that is a concern for me since I personally saw my grandmother trying to evict someone from her apartment and that process taking well over 2 years and thousands of dollars in legal expenses.
