I’d suggest starting out by networking with as many other investors as possible and be an active participant in the forums.

Not really worried about using it on the water my thought is to enhance the AIRBNB by having two more bed rooms on the boat tied up right on our pier..

Cap rates relative to now, used to be much more attractive - while I want to continue to be a real estate market participant in today's market I can't help but having the relative high asset prices and potential of the doom/gloom future nag at me as I am a strong believer in buying assets for below what they are worth. 

If you are rehabbing and flipping it is not a good strategy to enhance the property beyond the clear value of similar nearby properties.

Also enhance branding and advertising for our company.

I've grown to have a newfound interest in real estate investing, this was also greatly enhanced by reading Rental Property Investing by Brandon Turner.With that said, I'm new to the whole idea but I believe I have the capabilities of making it successful, except, there is some shortfalls that will require a little bit of background and for the sake of saving space/time, I'll try and make it as quick as possible.I'm 29 years old, so is my wife and I have a nearly 3 year old son.
