The kitchens need serious revamping so we discussed adjusting some of the architecture to give it more of an open feel to the room.There are some large trees with root structures that go under the building that will need to be removed, sort of a costly piece but they really impact the look of the property.

Cost Segregation will allow them to depreciate personal property and assets such as the parking lot, trees, sidewalks, flooring etc over a much quicker time than over the general 39 years MACRS allows.You also need to realize that depreciation WILL be recaptured when the property is sold that is why we often recommend a 1031 exchange to defer the gains and move up to larger properties.

LOL.. you see it as way too hot.. well I have one going now.. see how it turns out... to me its cheap with a ton of upside and not much competition at those price points.. compared to our local market here in PDX>When we are local we can't see the forest for the tree's.... we think all these people that were buying 5 caps in PDX 5 years ago were nuts.. well rents in the last 5 years have gone up about 40% across the board so I guess they were smarter than us locals..

Maybe I am too close to the Forrest to see the trees but I don't think richmond is a ghost town by any stretch.

@Baxter Stegall If it were me............I would buy it to control the property first of all - living next to it and enjoying it so much.If you will get good appreciation then that is an up side as well.If you don't buy it and things do get hot like you seem confident about, well someone else will probably buy it later and you won't have any say over what happens over the fence.It will likely get developed in some form at some point so you might as well keep it the way YOU like it while you live there and not worry about it after you decide to move on from the area.Question is: Will you want to/be able to keep up with mowing, tree trimming/clearing etc etc basically maintenance of it while you own it - or want to for that matter??

Since the snow will be covering up most of the ground up here in Canada, we opted for minor landscaping only (pruning and removing trees/bushes).
