I like the idea of putting appliances that are commercial grade that will last 20 years and have parts that can easily be replaced. 

I have decent capital, about $60k, so I could easily put down 5-10% on a fairly nice multifamily. 

Due to the moisture, moss grows easily on the north side of structures and many homes need sub pumps to keep basements from flooding. 

My main business in long term rentals, and I dont invest in vacation homes, but would be open to furnish and rent them as short term rentals since if something would happen I could easily pivot back to rent them as a long term rentals and cashflow unlike expensive vacation homes.

Having others pay your mortgage or reducing it down to a few hundred dollars is a huge win as well.

My thought process is, I don't see the price of E going down anytime, and if we can at the very least lower the majority of our bill with these panels, it's a win. 

Additionally, the value I added was thoughtful win-win negotiation as the agent to ensure all parties walked away happy.

Make sure your agents understands this and that you know that you'll have to make a lot of offers, very quickly to win a deal.

I bet 95% of stock investors would take a guaranteed 10% return over the next 5 years.If the fed ever decides there’s inflation and starts raising rents the stock market could easily be even, maybe give or take 5-10% over the next 5 years combined.
