Should I feel bad if the lender spends the money on the title search and I don't use them?

You are able to get a hard money style loan 50% of purchase of land , 100% of construction upto 65% of the ARV 

I am fortunate to be surrounded by knowledgeable brokers, agents and hard money lenders but feel I need a solid plan in place before I attempt to tap the resources around me.

It's a great program to utilize and a creative way to get into a home with low or no money down (3-5% downpayment covered by the grant).
