I don't know the investor who is working on this house, but I know he just took a big hit against his or her eventual profits.  

They eventually came around and we negotiated no prepayment penalty for the borrower so that was a win.

Now with rentals you still have to find the properties and buy them and yes deal with tenants but eventually you can hire a property manager to take care of them.

The 'why' for seller financing in terms of benefit is the terms, specially those end terms on the back end of the deal when you eventually apply for financing and pay off the sellers in most cases.
