Better by far would be to do the 4 smaller scale rehabs you could do in the exact same timeframe, for roughly the same budget, and walk out of it with 4 reps instead of 1.I understand the draw, and it is tempting, but I would exhort you to consider the wisdom behind the many voices that say not to start with this scale (and perhaps the others who are operating at an experiential depth now that is staggering who say "I don't touch those") and apply that logic to this deal.

I also have access to a relatively substantial amount of HELOC money, we keep it as a safety net, but would it be wiser to draw that down and use that for the down payment?

Establishing steady income through rentals would actually be a great compliment to a traditional 401k based retirement because as you draw down your 401k/IRA funds over time, your annual cash flow from rentals will likely increase over time to offset concerns of a shrinking 401k balance.

So I am out on an island now, scrambling to find a GC and subs to complete the project.For context, we have a HUGE electrical cost that we didn't anticipate; between 20-30K of electric, we need around 10-20K in HVAC and 10,300 in Windows.So we are at approximately 50,300 with no renovation done yet, although we have done the DEMO.We have not pulled any draws from the bank from the above 107,000, but I am concerned that we will not complete the project, because all the units need a TON of work(about 30,000-50,000 a piece).
