My First BRRRR? A full gut rehab - What do you think?

I know you're not supposed to do a full gut for your first deal, but here we are. Curious for some feedback before I leap... 

The property is a 6/2 duplex - exterior is gold, interior is a full gut rehab hoarder mess.

A penny for your thoughts?

Another angle, why not just hire a cleanout crew, clean it up and wholetail it? No sense doing a gut rehab when the market is this hot, especially for small multifamily.  Just make the trash and grossness go away, someone will buy it and you will likely have good margins in it if you are smart with your acquisition price. Some of my biggest profit spreads have been hoarder houses that I cleaned out/up and sold as-is.
