I think 360 imaging plays an important role, especially with homes that have interesting layouts, or if the home is in poor condition.

Often you have wage hikes or inflation, or hyper inflation, or booming economies or depressed economies, or higher unemployment rates, and the list goes on.Wall Street and the large banking institutions had a huge impact/role in the 2002-2007 housing boom and in that same time, interest rates went up.

I'd try to start with 24 beds with 2 home plusses close together - I'm probably biased but believe it gives you more scale - with that many beds you can find a decent opeator/executive director, keep a nurse on staff etc - with just 12 or less it would be very tough unless you are acting in one of those roles and working in the business.

Yes, you'll need a role in the GP, other than simply raising money. 

I hear ya loud and clear and me when i do mine.. they ask for my contact info.. and i tell them i dont want to give it I dont want 100 e mails  LOL  so listen to one of mine and there is never contact info..But now that people are understanding the motivation folks are smart enough they can make a decision but you can see the newbies and those just starting out really feed into some of the better subliminal marketers.
