If the capital improvements done in 2007 by the seller were mainly cosmetic than I wouldn't count them as much as replacing heater, water heater, roof, plumbing, electrical, water main to the street etc.

I Just worked with a guy just getting into real estate.The house was assessed @ $84K comps are $78-$85 in the street.Estate sale on the mkt for $69,900It's 4 brm 2bath has a new hw tank, fce, pex plumbing, windows siding etc but needs updating & a roof.

My parents paid $30k for their house in the area I live (DC suburbs) in 1968, and that was the absolute last time you could buy a house for that price:)That said, doesn't maintenance (i.e. a new roof or plumbing) cost the same in a $30K house as it does in $150K house (assuming houses are same size)?

Unless for some reason you like that look, I would recommend getting rid of any fixtures that have gold or brass (I use brushed nickle in my houses).Personally, I like to replace all lighting and plumbing fixtures throughout the house to ensure everything matches -- for the $3000 it costs, it adds a nice updated look to the house.As for the door, what do the rest of the doors in the house look like?
