Double digit net caps 10- 14% net are  still to be had if you have the proper team around you. ( NOT SOLICITING  ADMIN )   Heck , 3, 4 years ago we provided 20% net caps,,,,, Still strong and I see pricing going higher.

I know I am RIGHT THERE.Just to add a little to my example, the home has a 15 year, fixed rate loan at 4.875% and the balance is only 5 digits and 7 years remaining.
